WHAT IS GRADING AND SITE WORK?

Grading is the process of reshaping and leveling land to prepare it for a specific purpose. Whether you’re getting ready to build a home, install a driveway, or create a flat usable area on a sloped lot, grading is what gets the ground where it needs to be. Site work encompasses everything involved in preparing a piece of property before construction begins — clearing, grading, establishing drainage, and creating pads and access paths.

At Hitson Custom Works, we handle grading from the initial rough cut all the way to finish grade. If your project needs the ground shaped and leveled, we’re equipped to do it.

WHAT WE OFFER

Rough grading is the first pass — moving the bulk of the earth to approximate the grades needed for the project. This is typically done after clearing and before any fine work begins. We follow that with finish grading when needed, which brings the surface to the precise level required for building, drainage, or other uses.

House pads are one of the most common grading requests we get. If you’re building a home on a rural lot, a level, compacted pad is the foundation of everything that comes after. We prepare those pads as part of our site work services.

WHO THIS IS FOR

Grading and site work is most commonly needed by people who are building a new home or structure on a rural lot, landowners who want to level a section of their property for a specific purpose, property owners dealing with drainage issues that need the land’s slope adjusted, and anyone adding a driveway or access road to a property.

PAIR THIS SERVICE WITH

Grading and site work almost always follows land clearing or forestry mulching. If you’re starting with overgrown land, we can handle the clearing first and then move directly into grading and site prep as part of the same overall project. Excavation work for utilities or drainage is also commonly done during the site work phase, so we can combine those services to keep the project moving efficiently.

FREQUENTLY ASKED QUESTIONS — GRADING & SITE WORK

What’s the difference between rough grade and finish grade?

Rough grade is the initial earthwork — getting the ground close to the target elevation and removing the major high and low spots. Finish grade is the final pass that brings the surface to the precise level needed for construction or drainage. Some projects only need rough grade; others need both.

Do you build house pads?

Yes. We prepare house pads as part of our site work services. That typically involves grading the area, establishing the correct elevation, and leaving a stable, level surface ready for the next phase of the build.

My land is sloped. Can you still grade it for building?

Yes, sloped land is very common in Middle Georgia, and grading on a slope is a regular part of what we do. We’ll assess the property and let you know what the best approach is.

Can you handle grading and clearing in the same visit?

Often, yes. We can clear the land and move directly into grading if the scope of the project allows for it. That’s one of the advantages of working with a company that does both.

How do I know if I need a permit for grading work?

Permitting requirements vary by county. We recommend checking with your local county planning or building department before the project starts. We’re happy to give you information based on our experience in the area, but we aren’t able to advise on specific permit requirements for your property.
